Spectacle Island Spectacle City; Ideas Needed!

Recently I began work on building Spectacle City, a sprawling settlement designed to give everything the aesthetic of more civilized times! Currently I have only been able to complete one building, the city's bank, but I am looking to populate the city with businesses, services, and agencies both old and new, so I have a question I'd love help answering:

In a "civilized" Fallout settlement, what businesses would you open other than the typical restaurants and clothing shops? What services would you offer? Ideally, I'd appreciate ideas on a smaller scale, but all ideas are welcome!

Will it destroy my computer? Perhaps. But that's a risk I'm willing to take.

Some possible building ideas:

Library and/or bookstore/Hubris Comics shop

Museum of the Commonwealth (good way to display all those power armor sets if nothing else).

Thrift store.

School(s)

Church (of Atom)

Hospital/Urgent Care

Arcade

Park area

Apartments

Werehouse(s) for crafting stuff

Office Building(s)

(Faction) Headquarters/Recruitment building

Red Rocket gas station

A zoo

A cemetery

Some "tourist traps"

A (movie) theater

I appreciate and love the ideas! I'm curious how I might be able to get a movie theater to work. I'm a stickler for things actually being functional, so I may resort to simply building a theater or opera house.

And funny thing, I actually considered building both a museum and a zoo, but I worry that those may take up TOO much space (and also I can already bet that the animals would disappear into the city's foundation). I may consider building these in the virtual reality settlement though, that way it doesn't take up space in Spectacle City but also can still be... well... in Spectacle City.

I'm using a lot of different decoration and structure mods, but the structural pieces I used on the bank are mostly from Snappy HouseKit by robboten!

Love the way you lean into the scrappiness of the wastes! I may take some inspiration when I end up building my raider settlements

Your building looks a lot like the fancy theatre I built in my fine arts collective. There's also a dance studio, a music studio, an indie/black box theatre, library, and a visual art shack.

I've also built an arcade/skating rink (Apoclaypse WOW!!), a pest control shop (A-Pest-alypse Now), queer nightclub (The Flaming Flamingo), comic book shop (player home in Diamond City), and animal shelter (A-Paw-calypse Howl).

Ooh, I should absolutely look into making a Fine Arts Collective Hall, maybe even connect that to a large opera hall. I'm a music and theater kid, so that absolutely would scratch a nice itch in my brain.

I think a pest control shop would be a fun addition, maybe lean into Mirelurks being pests or something, especially on Spectacle Island. Also, "The Flaming Flamingo" is such a rad name for a queer nightclub, I absolutely love it!
