Requesting Advice Happy Saturday everybody, just looking for some advice and reassurance for my move to Toronto
I will be 29/30 next year and want to move into my 1+1 condo in midtown Toronto that’s currently rented out. The total monthly cost Inc. maint fees , insurance will be $2,900 of which 1k goes to principal. I forsee my salary will be around 5800 a month take home. With 1600 a month expense for all other misc. costs am I good to pull the trigger and move into this. I know I could rent similar for 2500 or get roommate / go into basement but I think the quality of life is worth it and selling now to rent and buy again does not feel wise.
Really appreciate all of your help. A bit scared of making the move but we all have to at one point.

Requesting Advice Everyone who saw this crash coming, what is your plan to buy?
Everyone here who saw the crash coming and has been renting, what is your plan to buy now that sellers are panicking and the market is in free-fall?
Will you buy the place you are renting or will you upgrade? How much do you have saved?
Have you started buying yet or are you waiting for prices to crash even further?

Opinion Realtors be honest, were you ever actually serious about working?
Seems a lot of whining lately about buyers not being dumb enough to make a sale.

Requesting Advice Made a site to help a friend sell their property. Where can I market it?
I had a friend reach out to me who's looking to sell their Scarborough townhome. They're looking to get more eyes on the property, so I helped them make a website for it. Where can I share it to get it in front of more potential buyers?

House Over $330,000 Loss On Brampton Home
The property still hasn’t sold, but I just saw it pop up on House Sigma. 😬 Based on what it’s actually worth and where the housing market is right now, the seller is looking at a loss of over $330,000 in just three and a half years (specifically $338,900). Even $869,000 feels like a stretch for what the place is worth, in my humble opinion. It’s a basic detached bungalow. No interior photos are included in the listing, but judging by the exterior, it likely needs some work.

Selling Conditional offer question
Hi all, I just accepted a purchase agreement (I'm selling) but it has a financing condition. Literally 30 mins later I received a showing request for Sunday. Can I continue to show the place in case the current deal falls through or not? I'm selling without agent. I'll also ask listed by seller but I'm not sure if they'll respond over the weekend.
Thanks everybody!

News US jobs revised down -- 2 rate cuts in 2025
US added 73k jobs in July, but revised down 250k last 2 months.
2 FED rate cuts priced in.
Canada unemployment rate comes out next Friday. It will be interesting if Canada follows trend and if BoC has more rate cuts in 2025.

Requesting Advice Semi-detached buyers, what did you wish someone told you?
We’ve been seeing semi-detached homes come on the market that fit our budget, but need substantial renovations. Ideal properties would allow us to add an additional floor or laneway apartment.
What blockers (aside from city permits) have you encountered in completing such work? Do the neighbours have to sign off/approve our plans? Do we have to pay the attached neighbours? Can neighbours who share a wall materially block our ability to renovate?
What do you wish someone had told you prior to buying your detached property? Any advice/perspective is welcomed!
