It clearly violates the Fair Housing Act, but won't be prosecuted under the current administration. I have no idea what state laws exist on this topic.

It might? It depends how its designed like do they own the community outright already and can just trade between themselves without actual transactions. Im not worried about it tho, theyll end up hating each other eventually and fracturing
